A manager sends the request, or files a copy the office already holds.

The owner-signed radon disclosure rides on every Colorado lease; lead paint on anything built in 1978 or earlier, or with no year on record. These are the masters — signed once by the owner, then attached to every lease for that property.
Never automatic. Owners are asked by a person now (2026-08-30): a manager either sends the request or uploads a disclosure the office already has. A sweep used to do it and no longer does.

Rentvine has no idempotency key, so the plan is recomposed from current code on every attempt rather than replayed from something stored — a half-finished push is retried, not duplicated.

The invitation itself is a click inside Rentvine that the public API cannot make. Leslie watches the owner contact until the invitation exists and nudges staff until it does — the one step here that is a person's because the software leaves no other option.

The owner is asked for their initial $500 contribution so the portfolio has a working reserve. Leslie then watches the portfolio ledger and reminds once if it stalls, rather than asking a person to remember to check.

The reserve-not-met diagnostic clears on the portfolio ledger.
